Don't feel bad if you make mistakes with these three.  It is confusing for native speakers at times.  However, there is a simple test to pick the correct form.

Let's start with the easiest test:  "they're"

First let's look at "they're," which is the contraction of "they are."  If you can switch "they're" for "they are," you have the correct form.

They're going to a party.
They are going to a party.

Next, let's look at "their."  "Their" is the possessive adjective (which means belonging to them).  If you are using "their," you must have a noun which is being possessed by them following it.  

It is their.  (INCORRECT - you haven't stated what is owned).
It is their house.  (CORRECT)

By process of elimination, if "they're" or "their" will not fit into one of the previous examples, you must use "there."  "There" can be a pronoun or an adverb.  

There is a chair next to the window.
I saw him there.
